  • What can I do as a tenant?

    I live in Clark County, Las Vegas NV. The water heater in our rental house has been out for 10 days. I have been in constant contact with the landlord via email and text messaging. He has sent 2 different repair men over to "fix" the water heater, and we are still without hot running water. I know that this makes the house uninhabitable and without an essential service. As per the Clark County Courts' website, the landlord must be notified in writing and must perform within 48 hours on an essential service issue before I can take any further action. Obviously they have not performed. I cant find any contact phone number anywhere.

    Do the emails and text messages count as a written notice or do I have to mail in a letter?

  • Sale not finalized AFTER close date?

    I accepted an offer to sell my home the week of May 6th and went under contract. The initial close date was on or before June 3. Towards the end of May, the buyer requested an extension of 10 days for document preparation to on or before the 13th. They made a point to make sure the house was vacant by close date. My next residence was not yet ready so I had to fork out a months worth of a storage unit (not pro rated), uhaul, moving supplies, boarding for my pet, and a week in a hotel on top of working all night on the 12th to make sure the property was empty and clean. The morning of the 14th (the day AFTER the 2nd close date), the buying agent sent an addendum to request an additional 2 weeks for closing to on or before the 28th. I was furious about what I had just gone through the previous week to meet my end of the obligation. The seller offered a small portion of the EMD to "help us out". Anyways, today is now the 28th (the 3rd close date), the docs have been prepared, but the buyer has not signed them. Escrow has told me that best case would mid next week. I don't feel this is right. Is there anything I can do or any recourse I have for the sellers missing 2 close dates? thanks

    I bought a house in 2010. It recorded May 26th to be exact. My house is now on the market for sale. I understand the credit does not have to be paid back if the house is the primary residence for 3 years.

    My question is when does that expire? 3 years to the day (may 26th, 2013), the month, or year?

    I am currently 2 months behind on my car loan. I attempted to make a payment today and they said they would not accept it until I make a payment that will bring the loan current (2 full payments). Can they deny a payment? Im afraid they are trying to keep me from paying so that they can repo. I live in nevada if that makes a difference with any laws etc. thanks

    i live in clark county, nv and will be getting a rifle from a private party sale. im pretty familiar with handgun laws and transfer of registration etc, but is there anything necessary for a rifle? any specific form or will i need to visit a metro substation to register?

    I will be at the chargers home opener this weekend and am staying at the marriott san diego hotel and marina (333 West Harbor Drive) i was wondering what the best mode of transportation is? trolley car? taxi? i dont want to drive myself and have to deal with parking. also, kickoff is at 1:15, how early would you reccommend getting to qualcomm to take in the experience?

    i will be in san diego for the season opener and am wondering what the best way to get to the stadium is. im looking for advice more along the lines of public transportation or taxi as im not looking forward to driving myself. could also use some advice on lodging although I am hoping to be staying in the gas lamp area if that makes a difference. thanks

  • when to payoff credit card?

    I use my credit cards strictly for the rewards and as a reserve for an emergency. Im a little confused as to what all the credit card tips say. I hear that you should use it and then pay off the full balance every month. Is this at the end of the month? or when you receive notification that a payment is due? or can I pay it off as soon as I use it? example: I spend $200 at the mall and charge it to my credit card. Can I pay that off as soon as those transactions post to my account and still get the points? thanks

    My vehicle is currently at the dealership service garage, for the fourth time, for the same issue. My car has stalled several times, sometimes in the middle of traffic or an intersection. the rpms would jump as if i were reving the engine but i wasnt. It would do this while in idle as well as when driving. My warranty is up in less than 3000 miles and besides the concern for my safety when the vehicle stalls in traffic, I am not thrilled at the thought of spending $300-$500 every couple of months for the same issue. Is there anything I could do about this? I live in NV, its an 08 chevy aveo. From what i understand, NV lemon law says it has to be within the factory warranty period or within a year of taking ownership. It is still within warranty but obviously its been a couple of years... is there anything i can do or am i stuck with looking forward to that $400 expense every 3 months?

The selling agent is not returning phone calls or responding to emails. What recourse do I have? My agent mentioned pursuing this as a legal matter but that its going to cost. obviously id rather just take the hit on a brand new $150 garage door opener and $60 for an electrician to come out rather than to shell out $200+ just for an initial consultation, but do i have any other options?

  • when is mortgage downpayment paid?

    im am set to close on escrow early-mid next week and am wondering when the downpayment is paid. the only thing my lender has been providing me with is the initial fee estimates and, recently, the good faith estimate. there are various fees listed for different things, but nothing that flat out says "dowpayment". is the downpayment used to cover these fees? or is that separate from these closing costs?
